Helpful Hints to Sell Your Home
1. The Seller is responsible to have a Deed prepared transferring the property to the new owners. If the Seller(s) do not have an attorney, the Lender’s closing attorney will prepare a deed for a fee.
2. The Seller(s) is the responsible party to pay TAX STAMPS in the State of Massachusetts. The tax is calculated at $4.56 per thousand of the purchase price.
3. If selling a condominium, a 6-D certificate (status of condominium fees) will be required to close. This may be obtained from the management company or at least two Trustees.
4. The Seller will be required to have a smoke/carbon monoxide detector certificate from the local fire department. If hard wired, an electrician may be required.
5. If your home is heated by oil, prior to closing have the tank measured by your oil company to determine how much oil is left in the tank. The amount to be adjusted should be calculated by the cost of the last oil delivery. The buyer(s) should give the seller(s) a personal check at the closing unless all parties agree otherwise. Remember to discontinue automatic deliveries.
6. Contact Mover. Discuss options should closing be delayed.
7. You will need to bring a final paid electric bill and water bill to the closing.
8. Notify your gas company (if applies).
9. Notify all your services, paper, lawn care, snow removal, telephone, cable, etc. of your move.
10. Leave any warranties or information regarding any appliances or equipment that are in the home.
11. Bring identification (driver’s license), keys, garage door openers, etc., and check book for any last minute adjustment
