DEED: A Deed will be prepared by the Seller(s). You should inform your agent how you want to take title.
EXPENSES: A few days prior to the closing, the Buyer(s) should contct the Bank Attorney regarding his/her closing expenses. The Buyer(s) will bring to closing a certified check made out to him/herself for this amount. These itemized costs should be fairly close to the “Good Faith Estimate” provided by the your Lender at the time of application.
INSURANCE: At least two weeks prior to closing date, Buyer(s) should notify and insurance company of purchase. Bring to closing an insurance binder or policy as required by bank. (The bank may require that the policy be paid in advance for the first year coverage).
UTILITIES: Buyer(s) should contact appropriate utility companies, by phone or in person, to make billing arrangements and to insure continuous service. (Gas, Oil, Electric, Water/Sewer, Propane, etc.)
OIL TANK: Buyer(s) will reimburse Seller(s) at closing fo oil left in the tank. The cost is usually based on the pice per gallon that the Seller(s) paid for the last delivery.
TELEPHONE: Make arrangements to begin service and obtain telephones, if the are needed.
POST OFFICE: Four to six weeks prior to closing, obtain a change of address packet from the Post Office. Notify cable TV, newspaper, lawn service, magazine subscriptions, etc. of the new address.
INCOME PROPERTY: Buyer(s) will be given any security deposits, prepaid rental income and any othe applicable information o documents.
KEYS, ETC.: Buyer(s) will receive keys, garage door openers, etc. at the closing. Sellers should be asked to leave any petinent information, booklets, etc. at the property.
CLOSING: Contact Bank Attorney to obtain the amount needed for closing in the form of a bank check made out in your name, drivers license and personal check book for any adjustments.
